| HOME INSPECTIONS - Sellers
For your protection, get an inspection. Home buyers are cautioned not to depend on the
Sellers Property Disclosure, information from either the Sellers agent, the
appraiser, or even from their own agent regarding the condition of the property they are
purchasing.
If your Sales Contract
includes provisions for a home inspection, the buyer will choose a home inspection service
as soon as possible and set up the inspection within the timeframe specified in the
contract. Many contracts specify that you,
the seller, have the right to approve the inspector used. The inspector will check
and report on electrical, plumbing, heating, air conditioning systems, the roof and
structural condition of the home, and any other particular items specified in the
contract.. Remember that the home inspection
is a separate process from the appraisal, which establishes the value of the house.
To do a thorough job in
preparing your home for sale, you may wish to have your home inspected prior to putting it
on the market. This will give you a better picture of maintenance that might be
necessary to sell your home. Displaying the report along with flyers and other
information in your home sends the buyers a message that you are a conscientious seller.
